Kansas City: regional context

MARC service area: 9 counties and 119 cities; about 2.1 million residentsMid-America Regional Council (MARC) serves a nine-county, bi-state planning region. This is not necessarily the same geography as the broader federally defined Kansas City metropolitan statistical area (MSA); population figures should not be mixed across the two definitions.
Six cities above 100,000 residentsGeographic countAn illustrative count for the larger Kansas City urban region across Missouri and Kansas, using city-limit population estimates. Municipal boundaries and estimate vintages differ from MARC’s county-based regional definition. This is not a claim that all six cities lie wholly within MARC’s service area.
Kansas City International Airport single terminal opened in 2023The new single-terminal facility opened in February 2023; this is an infrastructure history fact, not a projection of economic benefit.
Approximately 55 million people within a day’s driveUnverified estimateCompany-provided, approximate logistics catchment statement. “A day’s drive” has no fixed published definition here, and we do not have a reproducible population-and-routing model for it. Do not treat this as an independently verified census statistic.

Kansas City investment story: growth, resilience & supply

Growth fundamentals (2015–2023): population +6.8%, jobs +8.9%, real GDP +18.6%, real income per capita +21.3%The homepage uses U.S. Census Bureau metro population estimates, BLS metro nonfarm payroll jobs, and BEA metro real GDP and real per-capita personal income series (available through BEA/FRED). The inflation-adjusted real income per capita change is +21.3%; nominal dollar series must not be substituted for inflation-adjusted series. These measures use different collection methods and may be revised.
Each growth figure = (value in 2023 ÷ value in 2015 − 1) × 100.
KC home-price index: +117.9% from Q2 2015 to Q2 2026FHFA All-Transactions HPI, Kansas City MO-KS MSA, not seasonally adjusted. The homepage takes second-quarter values from each year: 172.73 (Q2 2015) and 376.32 (Q2 2026). The indexed growth chart uses the intervening observed Q2 points; an HPI measures repeat-sales price movements and is not a dollar home value, investment return, rental yield or estimate for a specific property.
(376.32 ÷ 172.73 − 1) × 100 = +117.9%; each annual plotted point is (Q2 annual index ÷ 172.73) × 100.
Crisis comparison: KC home prices −12.5%; U.S. home prices −19.0%FHFA All-Transactions House Price Indices for Kansas City, MO-KS MSA and the U.S., obtained from FRED. Each percentage represents a peak-to-trough decline for the respective series, not a specific individual home’s loss or an annual return.
Drawdown = (index at trough ÷ index at preceding peak − 1) × 100.
Crisis comparison: KC rent CPI −0.4%; U.S. rent CPI −0.3%BLS Consumer Price Index for Rent of Primary Residence, as archived at FRED. The KC series is a discontinued, not-seasonally-adjusted semiannual index; it is not an index of local rental cash flows. The national series and KC index have differing temporal and geographic properties. Neither percentage measures vacancies, property expenses or net rental income.
Index drawdown = (local trough ÷ earlier local peak − 1) × 100, over the comparison period.
Crisis comparison: S&P 500 price index −56.8%; dividend per share −21.1%The S&P 500 headline reflects the 2007–2009 price-index drawdown. The dividend figure reflects a different 2008–2009 annual distribution window. Together with housing and rent indices, these are deliberately different financial measures and windows; they are not like-for-like investable returns.
2-bedroom HUD Fair Market Rent: $891 (FY2015) → $1,358 (FY2026)HUD Fair Market Rent (FMR) for the Kansas City area. FMR is a standardized gross-rent benchmark, generally including tenant-paid utilities; it is not the median rent achieved by our properties, the current asking rent or a forward-looking forecast. The homepage shows actual FY2015–FY2026 annual FMR observations and is indexed to 2015 = 100. HUD may change percentile designations and estimation methodology over time; the administrative FMR benchmark is not a constant-quality realized-rent index.
CAGR = ($1,358 ÷ $891)^(1 ÷ 11) − 1 ≈ 3.9% annually; total change ≈ +52.4%.
Estimated housing shortage: approximately 29,000 homesMARC regional housing analysis dated July 24, 2026. This is a modeled regional supply gap, not a physical count of vacant units or a promise of future rental occupancy.
2026 YTD home prices: existing $305,000; new construction $547,917Kansas City Regional Association of REALTORS® / Heartland MLS market statistics referenced in the homepage’s Housing Supply panel. These are reported sale-price medians from separate transaction groups, not paired appraisals of identical homes. The 2026 year-to-date figures can change with later releases.

Local Momentum: project-by-project sources

Northland / Liberty — $650M+ industrial development; 6M+ sq. ft.; 4,000+ jobsCity of Liberty reports cumulative industrial projects and associated development/job figures. The job total is tied to its multi-project industrial pipeline, not solely to the separate Metrobloks proposal.
Northland / Liberty — $1.4B Metrobloks data centerAnnouncedMissouri Department of Economic Development / Metrobloks announcement dated March 24, 2026. The value is planned investment, not verified capital expenditure to date; at least 30 permanent jobs are described in the announcement.
Independence — Nebius AI campus (up to 1.2 GW potential capacity)Under developmentCompany announcements: Independence project approval in March 2026 and groundbreaking in May 2026. The upper capacity is planned potential, not operating capacity today. Groundbreaking confirms a construction milestone, not full completion.
Independence — $55M GO bond; first-year contract for 53 lane-milesPublic fundingCity of Independence’s 2025 voter-approved multi-year road, bridge and sidewalk bond program. The 53 lane-miles describe a contract for the program’s first overlay cycle; it is not another $55M investment. The city publishes implementation schedules and progress.
Rosedale / KCK — KU Cancer Center development at 39th & RainbowUnder constructionThe University of Kansas Health System reports a cancer patient-care and research building under construction. Its published project material targets late fall 2027 for completion. Proximity to an employment anchor does not establish achieved future rent growth.
Raytown / Grandview / Belton — M-150 plan, Markey Business Park, Highway 350 corridorPlans / marketingGrandview adopted an updated M-150 corridor plan in 2026; Belton markets the 112-acre city-owned Markey Business Park; Raytown publishes its Highway 350/Blue Parkway redevelopment strategy. Plans and available development land do not establish committed project spending or new jobs.
Lee’s Summit / Blue Springs — East Village $500M; Oldham Village $200M+; downtown $5MPlanned / budgetedLee’s Summit Economic Development Council’s September 2026 Development Tour Guide lists planning-level project values for the 120+ acre East Village and 70+ acre Oldham Village. The Blue Springs $5M amount refers to voter-authorized downtown streetscape funding, not already completed expenditure.
Gardner / Olathe — Garmin $200M; Terracon $30M; soccer complex $65MMixed statusOlathe Economic Development Council summarizes these projects, including a 96-acre Olathe Soccer Complex. Garmin’s $200M campus program was originally announced in 2016; it is not a new 2026 commitment. The project list mixes completed, under-construction and announced developments, so the amounts should not be added and represented as current-year investment.

Property listings, our process & service commitments

Current property cards (asking price, rental amount, dimensions, status, images)Company dataThese fields come from KCMO Property Partners’ own property records in the website editor, not a government database. They can change as listings are edited, properties are leased or a sale progresses. “Coming Soon”, “Available”, “Reserved” and “Sold” describe the company’s listing status; “Published”/“Hidden” controls website visibility. The figures must be checked against the specific property package, lease, inspection reports and final closing documents.
Gross yield on property cardsThe figure is a simple gross annual-rent-to-asking-price ratio using the price and monthly rent entered for that property. The website’s displayed result is rounded to one decimal place. A gross yield is not net return, cash flow or a guarantee. A blank rent or price should not produce a projected yield.
Gross yield (%) = (monthly contractual or indicated rent × 12 ÷ displayed property price) × 100.
Approx. 100 on- and off-market opportunities reviewed weeklyCompany estimateCompany-supplied acquisition workflow estimate. It reflects an indicative volume of sourcing and screening opportunities, not 100 vetted, purchasable properties or a third-party market dataset.
5-Year Major Systems Service; 3-Year Turnover Service; 3-Year Rental Income SupportContract-dependentThese are descriptions of proposed company-specific service commitments, not public market statistics, insurance policies, guaranteed investment yields or automatically enforceable entitlements from this webpage. Eligibility, coverage, start dates, exclusions, service providers, limits and any management arrangement must be established in the final signed Service & Guarantee Agreement. In case of conflict, the signed agreement controls.
Rental returns, expenses and acquisition riskImportant distinctionProperty-level rental income can be affected by vacancies, tenant non-payment, repairs, turnover, maintenance, property tax, insurance, utilities, financing, selling costs and changes in neighborhood conditions. Neither regional rent growth nor historical house-price resilience can be applied mechanically to an individual property.

How to read and reproduce these figures

Public datasets may be revised. The date of the source, its geography, the underlying unit and the measurement period all matter. Percentages are rounded; “approximately” signals a deliberately imprecise figure. Investment announcements, approved public budgets, physical construction and operating employment are different stages of progress.

For chart indices, the stated base year equals 100. For historical comparisons, a price index, a CPI rent index, dividends and an individual rental property’s cash flow are not directly equivalent. We use those indices to provide historical context, not to forecast a purchase outcome.

The numerical market claims shown elsewhere on the homepage are snapshots using the source vintages listed here. Statements based on KCMO Property Partners’ judgment or records are identified as such; they are not independent third-party statistics.
